This project involved a lab renovation that included the build-out of 4,000 sq. ft. of new lab space as well as well 1,500 sq. ft. of office space. The lab required infilling an existing bay with structural steel and new decking. In addition, a new Chiller, AHU and Cooling Tower were installed to service the newly built out area. Extensive use of BIM coordination to be utilized to allow for installation stainless steel duct and piping to the fume hoods.
SourceBlue provided early cost estimating to integrate with the designers and owner to build a realistic budget, along with incorporating standards, preferred vendors, and existing contracts/discounts. Over the course of detailed planning, SourceBlue refined estimating on the casework & equipment estimates as owner decisions are finalized. SourceBlue's focus is on cost control, escalation protection, and assisting the team in designing to a budget. Competitive pricing was managed by utilizing bidding, negotiations, and vendor relationships to drive competition and reduce the final cost.
